How early should we engage Planar in a multi-family project?
Schematic design through design development. Cabinetry decisions ripple through architectural drawings, mechanical layouts, and unit-mix calculations. Engaging us at SD lets us influence kitchen geometry, plumbing positions, and electrical rough-ins before they're locked in the architectural set.
How does volume pricing actually work?
Design effort sits mostly in the first kit. After that, deploying a kit across 30, 75, or 200 units is largely documentation work — counts, finish allocation, and bid-set assembly. Pricing tiers reflect that the second hundred units cost much less to document than the first hundred.
Do you work with our existing cabinet shop vendor relationships?
Yes. If you have established Calgary cabinet shop relationships, we draw to their preferred standards and file conventions. If you're running a competitive bid, we specify vendor-neutral materials and finishes to allow three or four shops to bid the same package.
Can you handle the permit submission set?
For the millwork portion, yes — drawings are formatted to City of Calgary submission standards. The full development permit and building permit application is typically led by your architect; our millwork drawings sit within their broader submission set.
What's typical for finish variation in Calgary multi-family?
Two or three finish palettes per unit type. A common pattern: Light (white cabinets, light counter), Mid-Tone (warm wood cabinets, neutral counter), Dark (charcoal cabinets, dark counter). Finishes are allocated to specific units rather than offered as buyer choice — keeps fabrication predictable.
Do you handle the commercial portion of mixed-use projects?
No — we focus on residential. For mixed-use projects with ground-floor retail or office, those tenants typically work with their own designers for fit-out. We'll coordinate to ensure the residential cabinetry doesn't conflict with commercial requirements, but we don't design the commercial space.
How does your fee compare to cabinet shops doing drawings in-house?
Cabinet shops typically bake drawing cost into their per-unit price — usually a 5—10% markup. On a $20,000-per-unit cabinetry budget, that's $1,000—$2,000 per unit in implicit drawing cost, with no transparency. Hiring Planar separately moves drawings to a fixed, transparent line item — and lets you bid the build out competitively.
